What commercial painting costs in the GTA in 2026 — pricing per sq ft, after-hours premiums, and how to plan a multi-site rollout without disrupting operations.

Commercial painting prices in the GTA depend heavily on three things: substrate, hours, and access. Here's what we charge in 2026 for the most common project types.

Typical 2026 commercial pricing

Space typePrice per sq ft (CAD)Notes
Office walls only$1.80 – $3.50Daytime, two coats
Office walls + ceilings$3.20 – $5.50Daytime, two coats
Retail (drywall)$2.20 – $4.00After-hours common
Restaurant / hospitality$2.80 – $5.20Tighter timelines
Warehouse / industrial$1.80 – $4.50Spray + structural steel
Exterior (commercial)$3.50 – $7.50Lift access included

After-hours and weekend premiums

Most commercial customers can't shut down for painting, so we run a dedicated nights-and-weekends crew. Off-hours work typically adds a 15–25% premium versus daytime rates — but it almost always pays for itself in avoided downtime.

Multi-site rollouts

For franchise or multi-location clients we coordinate brand colour standards, finish specs, and rolling schedules so each site is repainted with no impact on operations. Larger rollouts (10+ locations) typically include preferred pricing and a single project manager.

Industries we work with most often

  • Office and corporate HQ refurbishments
  • Retail brand rollouts
  • Restaurants and QSR locations
  • Healthcare clinics and dental offices
  • Schools, daycares, and community centres
  • Industrial warehouses and manufacturing
